Doubled the value of a property from $15M to $30M with automation
PROJECT
Install Lutron’s Sivoia’s shading system and other types of shades in multiple rooms of a 8,000-square-foot $30-million penthouse suite at Ritz Carlton in Sunny Isles, Florida.
CHALLENGE
Build a shading system that can make the blinds bend around the circular architecture of the 13’ floor-to-ceiling penthouse. Give the homeowner, a busy jetsetting executive, remote control of all his penthouse’s shading system using an app.

SHADE DESIGN
The Premium team created a shading design that included working on irregular height and oversized window areas. A $190,000 budget was used for window treatments on dual 8-feet roller blackout shades and sheers.
SHADE CONTROL
Lutron’s intelligent Hembar Alignment was used to provide alignment within 1/8” while in motion on a quiet decibel level. Customized draperies and motorized drapery tracks were added to the Screening Room and Master Bedroom.
RESULT
The whole home boasts a flawless, automated shade control system easily managed through an elegant control system, Lutron’s QS Palladiom Wallstation. This complemented the modern design of the penthouse. The shading design took into account the exact layout of the lighting in various rooms, so that the warm-dim lighting technology intuitively enhances a person’s mood, seamlessly transitioning the interplay of lights with the window treatments. Paired with a control system, Premium Digital Control integrated Lutron HomeWorks with Control4’s audio-video system and other third-party systems for the full automation of the space.
These subsystems included surveillance cameras, a control interface for the pool’s water flow, temperature, an HVAC control and lights. Load management calculations and BTU/HR for heat dissipation were accounted for through the penthouse’s 2 Equipment Rooms housing 3 full racks, 3 Lutron shade panels, and 4 low-voltage panels. A custom-programmed scene titled “Wine Time” provides a relaxed vibe for the owner and his guest to enjoy a glass of wine while elegant and synched lighting and music play along.
